A Marbella property prepared for a professional photo shoot

How to Prepare Your Property for a Photo Shoot in Marbella

Your property’s first impression is often made on a phone screen. According to industry figures, 95% of buyers begin their search online, and photographs can determine whether they click or keep scrolling. If you want to sell quickly and achieve the best price in Marbella, a good photographer is only part of the process: property preparation matters.

In this article, I share a practical guide to preparing your property before a property photo shoot. Follow these steps to give your images the strongest possible impact.

1. Clean and tidy: start with the basics

It sounds obvious, but it is the most important step. A clean, tidy home feels cared for. Before the shoot:

  • Clean thoroughly: windows, worktops, taps, mirrors and floors. Small details show up in photographs.
  • Remove personal items: family photographs, toothbrushes, medicines, fridge magnets and anything else that might distract a buyer.
  • Tidy cupboards and rooms: even when the contents are not visible, an open wardrobe or cluttered worktop can make a room feel smaller.

Professional tip: Consider professional cleaning if the property has been rented out or empty for a long time. Spending €80–€100 can greatly improve how well it presents in photographs.

2. Make the most of natural light

Natural light gives the most faithful sense of a space. A professional photographer can work with it, and you can help by preparing the rooms:

  • Open curtains and blinds to reveal any good views.
  • Switch on interior lights where they help the scene, and replace any blown bulbs.
  • Move dark curtains or blinds aside when they block the light.
  • If the property has sea or mountain views, schedule the shoot for the time of day when the light shows them at their best, often early morning or late afternoon.

3. Clear surfaces, then add a few considered details

A cluttered space feels busy; an empty one can feel cold. Aim for balance:

  • Remove most decorative clutter such as ornaments, spare books, cables, remote controls and small rugs.
  • Leave two or three accents in each room: fresh flowers, a tray with candles or a bowl of fruit.
  • In the kitchen: clear the worktops except perhaps for a coffee machine or fruit bowl. Check the oven and microwave for clutter and keep their doors closed for the photographs.
  • In the bathroom: remove personal toiletries, bath mats and laundry baskets. Add folded white towels and a simple soap dispenser.

4. Prepare each room

Living room

Arrange cushions, put away throws and hide TV cables. If the weather suits it, a lit fireplace adds warmth. A tray and candle can finish a side table.

Bedrooms

Make the bed with clean, light-coloured linen. Remove creams, chargers, glasses and books. Clean mirrors thoroughly. Bedrooms should feel calm and orderly.

Kitchen

As well as clearing the worktops, clean the oven front, extractor hood and fridge. A good tea towel, wooden chopping board and bowl of fruit can add life. Give a kitchen island room to breathe.

Bathrooms

Use folded white towels, a candle or diffuser and a simple liquid soap. Close the toilet lid and remove shower products. Replace tired shower curtains.

Outdoor spaces: terrace, garden and pool

Sweep leaves, clean the pool and arrange outdoor furniture. Water plants and remove dead leaves. A parasol or set table can help buyers picture life outdoors.

📸 For homes with views: Make sure windows are clean inside and out. Sea or mountain views are valuable features and should look clear in photographs.

5. Final checklist for shoot day

  • ✅ Switch off noisy fans and air conditioning.
  • ✅ Open sliding doors and windows where this improves the light.
  • ✅ Hide bins and cleaning products.
  • ✅ Move vehicles away from the entrance so the facade is visible.
  • ✅ Keep pets out of the property during the shoot.
  • ✅ Check for dripping taps or noisy toilet cisterns.

6. Why spend time preparing the property?

Well-prepared properties can sell faster and achieve a sale price 5%–11% higher than properties that have not been prepared. Professional photographs are even more effective when the home looks welcoming and cared for.

In Marbella’s competitive market, details matter. International buyers, including British, German and Scandinavian clients, often expect a high standard of presentation. A property that looks excellent in photographs gives them more confidence to arrange a viewing.

7. Need advice for your property?

Every property is different. If you are unsure how to prepare yours, get in touch. Before each shoot, I send advice tailored to the property, whether it is an apartment, penthouse or villa. I can also suggest which features and angles deserve special attention.
